品川とは思えない緑豊かな埋め立て地に位置する大型団地です。
50m²の3LDKで、カップル向けの手頃な住居が魅力です。
建物管理人は親切で、契約内容を丁寧に説明してくれます。
You get what you paid for. A reasonable priced living place in a 40 years old building for the people on a tight budget who would like to live within 24-ku of Tokyo and within an easy reach for the city.The apartments are tiny, I expect 3LDK to be 80+ m2, but here we have something like 50m2 divided between 3 tiny rooms, little kitchen and dining place. Probably ok for a couple or a couple with one child, but too small for anything beyond that. Can't even invite more than 2 friends at a time.The rooms were barely cleaned up, tatami are old with the prints of the chairs or other things that were standing there before, and I assume with all the hair and skin particles of the previous owners -- these are practically impossible to clean up -- that's why tatami are usually replaced (but not here). To be fair, there are other types of apartment with hard wood floor instead of tatami, though I haven't seen those.The apartment has one air conditioner installed by default. If you want a gas stove to cook or another air-conditioner for another room or a heater or anything -- they rent it for additional money.The electricity breaker is set to 30A, which means that using air-conditioner while running laundry machine will put it on the edge and any extra hair-dryer or microwave or vacuum cleaner will trip it for sure. And there's absolutely no chance to replace it with something higher (I usually do 50A to avoid tripping the breaker 5 times a day).The building manager was nice, explained everything well and answered all questions, can't complain about anything. He explained that the contract has special clause about people leaving before 1 year or before 2 years required to pay an extra fee -- that was something new, and made me think seriously about the possible churn rate in these buildings.Finally, the location. Next to the building there are 3 (three!) highways, probably busiest in Tokyo, with 2 usual roads that are constantly in a traffic jam with huge trucks pumping a lot of exhaust in the air. Behind these roads there's a yard for shinkansen trains where I could easily see 20 or 30 of them getting serviced. Above the building is the landing approach for Haneda (runway 16L or 34R) which provides low-flying planes in the afternoon (south wind). A few kilometers to the North there's a burning center of some kind with a huge white pipe that is connected to 2 or 3 burners and should provide nice clean smoke when the wind comes from the North (probably in the morning).Saw a bunch of signs like "3.4m above sea level", which is probably nothing to be concerned about if you rent an apartment above 3rd floor...The place has schools, shops, playground for kids and other useful facilities, not writing about them here since I saw only the apartment.
